Position Summary:
Acts as the primary point of contact and liaison between the Design Team, Contractor, and Program Management team. Responsible for the internal and external success of project construction, schedule, quality, and budgets. Facilitates a collaborative team within a multi-discipline environment and maximizes the use of resources to improve design and build collaboration. Develops project objectives, exercises independent judgment in achieving project objectives, and manages team members to meet the Owner's/Client's needs. Responsible for coordinating assigned personnel and/or consultants to complete project within budget, quality requirements, scope of work and schedule. Responsible for: client satisfaction, project budget performance, additional service requests/change orders, schedule, construction administration including schedule, quality assurance, budget, change management, liaison between designer and contractor.
Essential Functions

- Effectively communicates relevant information appropriately to all project stakeholders.
- Plans, directs, and coordinates projects to ensure client goals or objectives are accomplished by meeting the established requirements within prescribed time frame and funding parameters.
- Responsible for overall project delivery (scope, cost, schedule, quality, safety, information management) on multiple project assignments
- Manages project development from programming (Scope to Budget) through completion (Closeout) in accordance with program objectives
- Writes, manages, and administers contract agreements for project consultants, contractors, and vendors
- Manages budgets, schedules, and construction contracts, documents, procedures, and controls for assigned projects.
- Leads the design review and cost estimate review process for the assigned projects.
- Reviews and approves consultant and contractor pay applications and change orders.
- Attends meetings and assures that meeting minutes are properly prepared during design and construction phases.
- Responsible for developing and maintaining relationships with designers and contractors to ensure collaboration, cooperation, and communication.
- Manages and completes close out process.
- Responsible for move management process.
- Manages the development of phasing plans and manages subsequent installation by the contractor of swing space, if any
- During construction, responsible for maintaining relationship with Client operations staff daily
- Responsible for coordination of all consultant and contractor activity at each jobsite, whether those firms are Client contractors or third-party consultants, contractors or client vendors retained by Client
- Assures that the fellow Team Members receive information required to produce internal Team and Owner reports, schedule updates, and estimates to complete, etc.
- Manages Pre-Bid and Post-Bid Meetings
- During construction phase, issues site observation reports
- Reviews and expedites contractor pay applications and other documentation (change order requests, RFI logs, submittal logs, shop drawing submittal and approval logs, etc.)
- Confirms that the Designer and contractor expedite the submittal, review and approval of shop drawings, requests for information and change orders
- Coordinates material testing, special inspections and test & balance firms retained by Client.
Desired Qualifications
- Bachelor or advanced degree from accredited College or University in Engineering, Construction Management, or Architecture required.
- Ten or more years of experience in the profession. Experience in managing mid-sized to large-sized construction projects and teams required.
- Formal project management certification from CMAA, PMI, DBIA, PSMJ, or similar is preferred
- Excellent written and verbal communication skills are required.
- Strong A/E/C technical knowledge and coordination skills.
- Demonstrated ability to build rapport and lead project teams and clients required.
