Responsibilities:A Day in the Life of Senior Regional Maintenance Director:
As a Liberty Military Housing Senior Regional Maintenance Director, you will be responsible for leading the regional maintenance support team. You will be responsible for all aspects of maintenance and grounds-keeping operations to include: inventory control, vendor selection, training, safety & risk management, capital projects and renovations, contract administration, emergency preparedness, and systems operations and preventative maintenance programs necessary to gain efficiencies and reduce costs.
Your Responsibilities include, but not limited to:
- Providing support to their respective Regional Vice President and Regional Operations team.
- Physically inspect all districts at least once per year to ensure all repair work is being done properly, safely and in a timely manner. Annual inspections will be completed with the Regional Vice President.
- Ensure Regional Maintenance Directors are completing quarterly maintenance inspections documenting employee performance, physical condition, and monitoring quality control of vendor’s work.
- Coach and mentor Regional Maintenance Directors, provide support on technical issues and help them develop professionally and personally.
- Establish manpower needs across the region to ensure all properties are appropriately staffed with the right skillsets.
- Manage the bid process, third-party consultants, contractors and vendors.
- Continually identify value-based procurement opportunities and consolidated purchasing.
- Conduct service review meetings with employees and vendors concerning performance and process improvements and general feedback to improve our operations.
- Approve purchase orders and provide direct oversight of properties financials.
- Lead Safety Program training, skill courses and other on-going educational courses for the entire maintenance team.
- Provide continuous oversight and ensure the following are being met by Liberty standards:
- Districts are meeting Service Request Response & Completion guidelines.
- Ensure unit turnover is completed on-budget, to a high quality, and in an efficient timeframe.
- Preventative Maintenance programs are completed in accordance with closing documents.
- Satisfacts scores and customer service surveys.
- Assist in preparation of the annual operating budgets.
- Take ownership of rolling out new initiatives.
- Be a resource to Regional Property Managers/District Managers in personnel decisions--hiring, firing, annual reviews, promotions, etc.
What You Need For Success:
- Must be able to fulfill job requirements of Regional Maintenance Directors and Maintenance Supervisor.
- Minimum 5 years maintenance supervisor experience required, property management experience preferred.
- Highly skilled in building trades with emphasis on mechanical system repair, service and installation (HVAC, Plumbing, Electrical).
- Experience in large scale renovation projects – both interior and exterior.
- Must be knowledgeable of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA regulations, local and state building codes.
- Must have a valid drivers license.
- Must be able to lift 50 lbs on a regular basis.
- Computer proficiency in Microsoft Office, G-suite and Yardi Voyager.
- Excellent personal leadership skills and proven ability to build, develop, and motivate teams.
- Proactive, well-organized and results-oriented with the ability to lead and participate in multiple projects simultaneously in a fast-paced environment.
- Ability to work flexible hours and overnight travel as required, and respond to emergency situations.

Pay Range $145,000-$165,000 annually plus quarterly and annual bonus; Relocation Bonus will be considered.
