The Senior Regional Manager is responsible for providing strategic vision, leadership, and overseeing all administrative, management, and fiscal operations for a Residential Real Estate Portfolio. Will direct best practices and systems in property management operations and financial performance of our multi-family units. Provide leadership, training and professional development opportunities to staff at all levels of the organization. Collaborate with multiple departments to achieve optimal property performance. Ensures that all communities are safe, attractive, exceptionally maintained and are operating within budget.

Qualifications:- Requires 7 to 10 years in Property Management overseeing market rate multifamily/mixed-use Class A portfolio with profit and loss responsibilities.
- 10+ years prior experience as Regional Manager required.
- Bachelor’s degree required;
- Ability to develop strong internal and external customer relationships.
- Excellent verbal and written communication skills.

- Highly skilled in the creation and implementation of systems and process, and holding team accountable

- Operational Management:
- Oversee the daily operations of all properties in the region, ensuring they meet quality standards and comply with local, state, and federal laws.
- Overall accountability for the operational and financial performance of the multi-family division; to include supervision of management team and monitoring of financial operations to ensure compliance with budgets.
- Supervise a portfolio of general managers, and leasing managers, staff and properties in day-to-day and strategic operations.
- Negotiates contracts and major purchases in conjunction with the General Manager(s) in accordance with Budget Guidelines.
- Participate in the project management of all renovation/capital improvement projects for the residential portfolio (cost reducing strategies)
- Adhere to internal and external compliance, legal and ethical requirements and set a standard of best practices in these areas. Prepare staff and facilities to meet requirements of HUD, MFHA and other funder inspection standards and requirements.
- Maintain the exterior curb appeal of the property to the highest standards of repair and cleanliness.
- Financial Oversight:
- Create and implement property operating budgets. Includes maintaining and controlling property income and expenses.
- Assists General Manager’s in the creation of Annual Budget, Capital Expenditure Plans, Cash Flow Analysis for each property, monitor revenue and expenses, and implement cost-reduction initiatives to improve profitability.
- Consistency reviews occupancy and delinquency reports and creates strategies when there are issues.
- Investigates anomalies in collections and bad debt and ensures that all utilities are billed back accordingly.
- Oversee revenue proforma and can accurately report on achievement of revenue targets including overall market rates, gain to lease, loss to lease, concessions, leasing velocity.
- Review, approve, and commit payables for all multi-family sites.
- Team Leadership:
- Lead, train, and manage on-site general managers and property managers to achieve operational excellence.
- Deals directly with owners and all other team members to build consensus, establish confidence, communicate effectively and contribute to a positive work culture.
- Drives performance metrics aligned with operational strategy and participates in development of company policy and procedure, team member development and regional training programs.
- Set objectives, track KPIs, and foster a culture of responsibility.
- Handle confidential information in compliance with laws.
- Develop and implement on-site training to meet “Exceptional” customer service and brand.
- Assumes job responsibilities for General Managers during vacations.
- Tenant Relations:
- Handle tenant complaints and issues promptly and professionally, fostering strong relationships to ensure high levels of satisfaction.
- Collaborate with Commercial Property Management to ensure high level of customer service is provided to tenants in mixed-use facilities.
- Resolve large-scale disputes related to property agreements, safety, and collections.
- Develop and establish Resident Relations programs, oversee Resident satisfaction surveys and implement measures to remediate issues at each property.
- Marketing and Leasing:
- Ensures all property-related marketing and advertising campaigns are aligned with the Company’s strategic vision and branding.
- Reviews marketing, leasing, and vacancy reports with staff and monitors leasing and occupancy goals.
- Develop strategies to maximize occupancy and rental income.
- Oversee lease-ups, marketing efforts and insure that properties achieve targeted occupancy levels on schedule.
- Evaluates overall leasing activities including marketing calendar, social media, email campaigns to verify that the property has events in place that coincide with sales strategy plans for the week/month.
- Continually monitor your individual property websites, and reputation media sites such as Yelp, Apartment Ratings.com, and Facebook.
- Property Inspections:
- Conducts regular visits to properties to assess growth and areas of development while providing guidance to multi-family team, advising on solutions and monitoring outcomes through organized pulse meetings.
- Perform regular property inspections to ensure properties meet health and safety regulations and maintain high standards of upkeep.
- Develop and propose company capital expenditure planning priorities and ongoing maintenance programs.
- Reporting:
- Prepare detailed reports on property performance, market trends, and other analytics for senior management/ownership.
- Provide monthly operating reports measuring and analyzing occupancy, NOI, cashflow analysis, capital expenditures and overall financial performance in collaboration with Director of Property Management.
