Service Technician
The Service Technician role is important to the success of the Region. This individual is part of a team responsible for ensuring we offer a top service experience to all DLP Capital assets. These assets include commercial, residential, and vacation rentals that are to be maintained for our residents, tenants and guests. This position is responsible for curb appeal, maintenance needs, and after-hours emergency service needs.

About this opportunity:
- Location: St. Augustine Headquarters 405 Golfway W Drive, Suite 300, St Augustine, FL 32095
- Compensation: Starting at $20.00 hourly with bonus potential, depending on experience
- Position type: Full-time
- This job requires a flexible schedule with varied work hours that may include weekends.
What you have already achieved: (Requirements)
- Well organized, detail and customer-oriented, self-starter, time management, and prioritization.
- Knowledge of general maintenance methods, operating requirements, and safety precautions.
- Experience in minor plumbing, electrical, drywall, lock repairs
- Experience using computer technology
- Detailed-oriented with a notable focus on ensuring and maintaining accuracy in record-keeping
- Have a valid driver's license, clean driving record, and a reliable vehicle for everyday work assignments and on-call rotation.
- Possess your own essential tools.
What you are great at: (Responsibilities)
- General Maintenance: Complete general and essential maintenance, service requests, turns, preventive maintenance, and more. This will include the assembly of furniture, lock changes, bulb and fixture changes, cleaning, painting, plumbing repairs, and more as needed in DLP office space, residential units, and vacation rentals. Carry out other duties as assigned by the Service Supervisor or General Manager.
- Grounds Maintenance: 405 Golfway - Walking all grounds, interior common areas, kitchen areas, mailbox areas, fitness center, showers, and restrooms during the first work hour and again several times throughout the day to ensure these areas are clean, secured, and have no visible maintenance needs. Weekly visits to all other assets to maintain curb appeal.
- Headquarters Office: Ensure meeting rooms and areas in 405 Golfway are open, clean, and ready for all scheduled DLP meetings in that location.
- Inspections: Walk properties with the General Manager and log any service that needs to be scheduled.
- Maintain all tools and equipment: Use safely, follow required safety protocols, and store them in a safe, recommended manner and appropriate location. Maintain clean and orderly work spaces, supply closet, and inventory control of necessary items.
- Manage Work Orders: Prioritize Work Orders daily and manage the process through AppFolio or any applicable property management system. Upon finishing each day, ensure work orders are updated with notes as to what was done and/or what work remains to be completed in the Appfolio System. Logs for mileage are to be entered into ADP on time to ensure the proper entity is being billed for the time spent working on and traveling to and from the job site.
- On-Call Rotation: Weekend and holiday coverage rotation schedule. Emergency maintenance: on-call rotation after regular business hours for emergency maintenance requests
- Provide own Transportation and Equipment: Must have reliable transportation and a clean driving record as this position requires daily driving to and from the various assets. Mileage reimbursement is provided. Be able to provide your own essential tools. The Company offers specialized tools and equipment. Store, maintain, and safeguard tools and equipment.
