JOB DESCRIPTION
Under general supervision, perform duties related to the servicing of the Single-Family loan portfolio. Handle all levels of mortgage servicing inquiries; identify, recommend, and contribute to process improvement; act as the liaison between Sub-servicers, Asset Managers and other business partners in order to ensure adherence to all NJHMFA policies and procedures. Perform related duties as required.
JOB DUTIES AND RESPONSIBILITIES
Servicing Officer I (Range 8) 1. Handle general mortgage servicing inquiries. 2. Track and review collateral documents. 3. Perform loan boarding process for newly acquired and transferred loans. 4. Assist with the tracking and updating of servicing pipelines (bankruptcy, foreclosure, conveyance, claims, REO and others as required). 5. Process disbursements, payments and payoffs. 6. Prepare subordinations, discharges and other documents and reports as required 7. Update financial, loan servicing and document custodial systems. 8. Perform related duties as required.
Servicing Officer II (Range 9) 1. Handle all levels of mortgage servicing inquiries. 2. Manage loan boarding process for newly acquired and transferred loans. 3. Monitor and analyze servicing processes (bankruptcy, foreclosure, conveyance, claims, REO and others as required). 4. Prepare and review subordinations, discharges and other documents and reports as required. 5. Maintain and update financial, loan servicing and document custodial systems 6. Ensure timely and prudent review of all GSE and NJHMFA loans for foreclosure referral in accordance with GSE and NJHMFA guidelines. 7. Assign foreclosed Agency owned REO’s to Asset Manager(s) or HAS Administrator(s) for marketing and sale. 9. Track sub-servicer maintenance performance for vacant and foreclosed properties according to HMFA compliance standards and ensure the delivery of required documents. 10. Monitor the disposition of REO properties to ensure compliance with HMFA policies & procedures. 11. Monitor and audit delegated loan work outs for quality and conformity to applicable requirements. 12. Approve servicer's non-delegated loan workout or foreclosure recommendations. 13. Monitor servicer's response times and handling of early delinquencies. 14. Assist in preparing and updating HMFA guidelines and materials. 15. Recommend updates and refinements to the HMFA's Servicing Guide and other servicing materials. 16. Perform related duties as required.
MINIMUM REQUIREMENTS
Education / Experience:
Servicing Officer I (Range 8)
Two (2) year degree; three (3) years of related experience or an equivalent combination of education and experience that meets the required knowledge, skills and abilities.
Servicing Officer II (Range 9)
Two (2) year degree; five (5) years of related experience; or an equivalent combination of education and experience that meets the required knowledge, skills and abilities.
Skills:
- Knowledge of title reports and closing requirements.- Ability to perform financial calculations.- Ability to accurately enter and retrieve computer information including reports, financial calculations, and closing statements.- Ability to prepare accurate, concise and informative letters, reports and memoranda.- Ability to organize and accomplish multiple assignments simultaneously.- Ability to communicate effectively, orally, in writing, and to listen actively.- Ability to maintain a positive work atmosphere in an appropriate manner of behavior that ensures cooperation and effective communication with customers, clients, peers and management.

Certificates & Licenses Required:
A valid driver's license in the state in which the person resides is required only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.
