Position Overview:
The Superintendent will plan, coordinate, and supervise the field operations of construction projects. This role requires providing technical direction, ensuring safety, productivity, and the overall quality of work. The Superintendent will establish productivity goals, measure performance, and schedule labor, materials, and equipment, including the work of subcontractors.
Key Responsibilities:
Scheduling:
- Assist in the development of the overall project schedule.
- Plan, monitor, and review critical path dates and milestone schedules.
- Manage day-to-day activities of the construction project.
- Coordinate and supervise onsite functions.
Site Paperwork:
- Create Daily Job Reports.
- Complete Timesheets.
- Conduct weekly Site Safety Inspections.
- Maintain site Chemical List.
- Complete site-specific Safe Starts with subcontractors and the Safety Director.
- Conduct weekly Toolbox Talks.
- Complete individual annual safety training.
- Maintain accurate As-Built drawings.
Manage Construction in Accordance with Documents:
- Work with owner’s representatives and the Design team to ensure work meets or exceeds the drawings and specifications.
- Provide technical assistance and inspect work in progress for quality and adherence to the construction schedule.
- Understand all contractors’ scopes and schedules.
- Supervise total construction effort to ensure the project is constructed in accordance with design, budget, and schedule.
- Interface with client representatives, AE representatives, and other contractors.
- Assist the Project Manager with the review of pay requests submitted by subcontractors regarding percent complete.
- Assist the Project Manager with Change Order review.
Manage Construction Site:
- Be responsible for the procurement of tools, materials, construction equipment, and certain permanent equipment, ensuring delivery at specified times to conform to work schedules.
- Coordinate work between trades, maintaining open communication to ensure all required materials and equipment support project activities and schedule.
- Supervise craft employees and/or other contractors for productivity and performance.
- Perform project close-out and ensure the punch list is completed in a timely manner.
- Secure the job site at all times.
- Coordinate with local building officials on required inspections to secure a certificate of occupancy.
- Maintain a clean and organized site.
Safety:
- Monitor contractor compliance with project safety program requirements.
- Follow, implement, and enforce safety policies.
- Ensure all onsite personnel comply with project procedures, OSHA, work rules, etc.
Human Resources:
- Ensure compliance with all Equal Employment Opportunity/Affirmative Action policies and procedures.
Expected Outcomes:
- Assigned projects are completed according to the contract, on schedule, and within budget.
- Safety and quality goals are achieved.
- Clients are satisfied with project results.
Skills & Experience:
- Five years’ supervisory experience using similar construction methods, equipment, and tools.
- Ability to read and interpret construction documents.
- Effective communication and teamwork skills.
- Advanced knowledge of construction scheduling.
- Ability to control and supervise large groups.
- Strong organization, multi-tasking, leadership, and decision-making ability.
- Basic computer skills.
- Thorough knowledge of all aspects of construction (technology, equipment, methods); engineering, cost, and safety.
- Excellent communication, organizational, and supervisory skills.
- High school diploma or GED and five years related experience and/or training; or equivalent combination of education and experience.
- Proficiency with personal computers or iPads and familiarity with Windows-based applications.
- Valid driver’s license and good driving record.
Certificates and Training:
- Keep OSHA 30-hour certification up to date.
- TDEC Training – Erosion Prevention and Sediment Control.
- Competent Person training.
