Position Summary: The Live-In Superintendent will oversee maintenance and operations at Riverbrook Walk, residing on-site to provide 24/7 support for emergencies and maintenance needs. This role is essential in maintaining high standards of quality, safety, and service across the community, addressing both rental apartments and individually owned homes.
Key Responsibilities:
- Reside on-site to ensure rapid response to emergencies and maintenance concerns.
- Conduct standard and annual property inspections to identify and address maintenance needs and safety issues.
- Perform preventive maintenance and repairs on key building systems, including HVAC, plumbing, electrical, and general repairs.
- Efficiently manage and complete work orders, ensuring resident needs are met promptly.
- Coordinate and oversee work by maintenance staff and external contractors as needed.
- Keep accurate records of maintenance activities, supplies, and equipment usage.
- Maintain the property's appearance, ensuring it is clean, well-maintained, and welcoming.
- Respond to resident inquiries professionally, delivering timely support.
- Adhere to safety protocols and company policies, ensuring a safe environment.
- Support seasonal tasks, including snow removal and landscaping.
- Assist in budget preparation and monitor maintenance expenses.
- Utilize Yardi software to log and manage work orders effectively.
- Prepare apartments for painting.
Qualifications:
- High school diploma or equivalent; technical or vocational training is a plus.
- 3-5 years of building maintenance or facilities management experience, ideally in residential properties.
- Strong understanding of building systems (HVAC, electrical, plumbing, carpentry).
- Excellent problem-solving abilities with an eye for detail.
- Must be proactive, dependable and resident-focused.
- Ability to prioritize tasks and handle multiple responsibilities efficiently.
- Strong communication and interpersonal skills.
- Proficiency in Yardi or similar property management software preferred.
- Valid driver's license and reliable transportation.
- Ability to lift heavy items and work outdoors in various weather conditions.
- Flexible and available for after-hours emergencies.
- Must have own tools.
