Superintendent - New Community Corporation

The Building Superintendent (Super) plays a key role in protecting, cleaning and maintaining the building and ensuring the safety and comfort of its tenants. The Super may be required to reside in
an assigned building and will be responsible for working diplomatically to solve repair problems in the building, maintain exterior grounds, and maintenance of boiler room; be responsive to residents and be able to work as a team member with Building Manager and Environmental Services Department. This position will report directly to the Director of Environmental Services.

• Performs daily janitorial and maintenance services in assigned building(s)
• Complete work-orders as assigned by property manager and/or designated supervisor.
• Complete daily work orders and other assigned task. Turn in completed paperwork at the end of
• each shift worked.
• Responsible for ensuring overall compliance of all equipment and systems; HVAC, electrical,
• plumbing and boiler
• Troubleshoots, repairs or replaces HVAC/Heating equipment controls; installs, repairs, and replaces
• all plumbing fixtures, piping and systems.
• Report any unusual extraordinary circumstance regarding the residents or the property.
• Responsible for the timely preparation of apartment turn-over.
• Responsible for routine tasks, such as fixing leaky pipes, painting rooms, patching drywall and
• fitting locks.
• Responsible for the timely response of all tenant service requests.
• Ensuring building and grounds are cleaned and maintained daily
• Provide on-call and after hours coverage in case of emergencies. Assist the Facilities
• Department in the removal of snow.
• Perform any additional duties as deemed necessary.

• High school diploma or equivalent
• New Jersey Boiler Operator's License (Black Seal), preferred
• 3-5 years of experience as a licensed Black Seal Boiler technician, preferred
