About the Job
Superintendent Background Profile:
We are looking for a full-time, hands-on Superintendent to join our team. Direct experience as a Project Manager or Superintendent for a Residential general contractor (ideal) or subcontractor is required. The Superintendent is responsible for performing many aspects of the project, utilizing technology to track costs, budgets, quantities, CCO's, RFI's, scheduling, and manage the subcontractors and other aspects of the project(s).
- 3-5 years’ experience desired, assisting on-site with projects of significant complexity and scope.
- Computer literate with proficiency in programs like Word, Excel. Knowledge and familiarity of Co-Construct, Bluebeam, and HCSS is a plus.
- An ideal candidate will be detail-oriented, have excellent people skills, and will be a team player.
- On-site Construction Supervision experience
- Prior procurement and logistics experience
- Ability to work hands on and “run the show.”
- Outstanding organizational skills and ability to prioritize effectively are necessary.
- Effective communication skills; detail oriented and conscientious
- Proficient in Microsoft Project or construction scheduling software
- Strong Blueprint Reading Capabilities
- Competent in written and verbal communication
- Able to work swiftly and accurately through various small projects.
- Ability to work by oneself for periods of time and initiative-taking without supervision.
- Valid California Driver’s License with own reliable transportation
- Punctual and responsive to schedules with deadlines
- Travel may be required.
Responsibilities:
- Schedule with Project Manager, responsible for keeping the schedule on track for the job, and for communicating all schedule conflicts in writing and documenting in Co-Construct
- Responsible for Initial Job Walks with Trades
- Responsible for Punchlist Job Walks
- Responsible for all Site Quality Control Walks
- Responsible for managing and maintaining a good working relationship with our sub-base, for keeping our sub-base on schedule, for always keeping our sub-base up to date by corresponding with them via email, phone calls, meeting them on site and following up in writing as required.
- Responsible for ensuring that Materials are on schedule and at the job site when required.
- Responsible for overseeing the labor force in the field.
- Responsible for Scheduling all required inspections, attending all inspections, and passing all inspections.
- Maintains the Relationships and Image we always strive for with our clients.
