About the Job
Reporting to a Facilities Manager, the Tradesman Supervisor will supervise and work alongside the tradesman group on a variety of projects throughout the Buffalo Portfolio. The primary role of this tradesman supervisor will be ensuring that the allocated projects are run efficiently, on-time, and on budget. The most critical conditions being that all work is completed to a high standard, in a safe working manner, and to the total satisfaction of ownership and executive leadership.
Tradesman Supervisor Duties Include:
- Supervises and monitors the work activities of subordinates by planning and establishing specific duties for one or more of the skilled trades.
- Inspects the work of subordinates to determine that standards are being maintained in accordance to standard trade practices, building code, and company standards.
- Maintains records of projects by tracking materials needed/used, equipment, tools, and labor requirements.
- Requisitions materials and supplies, such as tools, equipment, and replacement parts.
- Determine schedules and assignments for work activities based on priority, deadlines, quantity of equipment, and skill of subordinates.
- Estimate cost of materials needed and track cost of materials used.
- Determine if the needed work is "in-house trades work or outside contractor work" based on cost/time savings and the team's ability to perform the work.
- Stock and maintain the maintenance shop with all necessary supplies needed for the tradesman team.
- Maintain and operate the company vehicle as needed.
- Process work orders assigned to one or more of the skilled trades.
- Assist in the training of apprentice tradesmen for one or more of the skilled trades.
- Coordinate work activities with other skilled trades working on renovation and/or construction projects.
- Performs other duties as assigned.
Tradesman Supervisor Qualifications:
- Completion of required education or training along with the required license or certification in the following skilled trades preferred but not required:
- Journeyman Electrician according to ACA 17-28-304, Journeyman Plumber according to ACA 17-38-301, and HVAC Mechanics according to ACA 17-33-301
- At least five years' experience in trades field.
- At least three years of leadership experience required, five years preferred.
- GED or High School equivalent required.
- Must have a valid driver's license and reliable transportation.
- General knowledge of all health and safety regulations.
Tradesman Supervisor Skills:
- Ability to identify and diagnose problems.
- Ability to pull/lift 50 lbs.
- Demonstrate a strong sense of personal accountability and honesty.
- Excellent organizational skills and ability to succeed in a fast-paced environment.
- Ability to pivot the work and the team on the fly when required by emerging circumstantial demands.
- Outstanding skills in interpersonal relations and communications.
- Dynamic, outgoing and positive personality that is complimented by an approachable and collaborative attitude.
- Clear understanding of and compliance with federal and state landlord-tenant laws and Fair Housing laws and standards.
