COGIR Management USA, a COGIR Real Estate subsidiary, operates 90 senior living communities comprising over 8,000 units across 11 states. Beginning operations in 2018, the US company has grown through strategic acquisitions, most recently acquiring Cadence Senior Living in 2022. This acquisition serves as a launch pad for COGIR Management USA to continue its growth and expand into primary markets across the United States.
THE POSITION
The Underwriting/Acquisition Analyst will play a critical role in supporting the growth and investment strategy of COGIR Management USA by conducting thorough financial analysis and underwriting of potential acquisition opportunities in the senior housing sector. This position requires a detail-oriented individual with strong analytical skills and a passion for improving the lives of seniors through quality housing solutions. The Underwriting/Acquisition Analyst reports directly to the VP of FP&A and will be located in our Scottsdale, AZ office.
RESPONSIBILITIES
- Conduct in-depth financial modeling and analysis for potential acquisitions, including pro forma development, cash flow analysis, and sensitivity analysis.
- Evaluate investment opportunities by analyzing financial statements, market data, and property-level performance metrics.
- Perform market research to identify trends, demographics, and competitive landscape in the senior housing sector.
- Assist in the preparation of market feasibility to support investment decisions.
- Collaborate with internal teams and external partners to conduct due diligence on potential acquisitions, including financial, legal, and operational assessments.
- Prepare detailed due diligence reports and presentations for senior management and investment committees.
- Work closely with internal and client acquisition teams to develop and implement acquisition strategies and identify potential investment opportunities.
- Support the acquisition process by working with lenders, brokers, and other stakeholders.
- Prepare and present financial analysis and market research findings to senior management and stakeholders.
- Assist in the creation of investment memorandums and presentations for potential acquisitions.
- Support the budgeting process, ongoing operations analysis, and other ad hoc financial analysis as needed.
CANDIDATE QUALIFICATIONS and EXPERIENCE
Education:
- A strong academic background with a bachelor's degree in Finance, Economics, or Business Administration is required.
- An MBA, CFA, or other relevant advanced degree is preferred.
Experience:
- At least 2-3 years of experience in underwriting, financial analysis, asset management, and/or FP&A.
- Experience in the Senior Housing, Hospitality, Multifamily, or Commercial Real Estate industry is preferred, as is experience working with an Owner/Developer of senior housing, multifamily, or mixed-use projects.
- High Proficiency in Microsoft Excel with fluency in x-lookups, index match, and pivot tables.
- Strong financial modeling skills.
- Experience or exposure to analytical visualization tools is a plus.
- Excellent analytical and financial management skills.
- Strong work ethic and ability to support multiple projects in parallel and prioritize competing demands under the pressure of time-sensitive deadlines.
- Excellent interpersonal, verbal, and written communication skills.
