JOB PURPOSE:
The Utilities Manger is responsible for overseeing all aspects of on-going utilities management for Operating and Transitional Properties.
PRIMARY DUTIES & RESPONSIBILITIES:
Oversee transition of utilities for acquisitions, management takeovers, and dispositions.
Responsible for coordinating all aspects of the new property takeovers, which may include utility name changes, management transition, residential billing.
Complete all required utility contracts, utility provider needed paperwork, and any other needed set-up information.
Ensure property disposition of utilities during an off boarding of a property.
Streamline utility billing methodologies across the property portfolio; ensure all sites set-up under legacy
billing structures are updated to reflect current best practices of billing fees.
Collaborate with Accounting and Asset Management for all deposits, surety bond, & letter of credit decisions and history.
Collaborate with Asset Management for all needed utility RFPs and contracts.
Be the internal and external liaison for all utility related relationships that are integral to University Partners success.
Ensure utility related software integrations are aligned with University Partner’s needs.
Assist on-site team with daily and monthly needs that coincide with customer service and experience.
Assist with all metering and submetering troubleshooting for residential and commercial tenants.
Oversee utility reimbursement for all commercial tenants.
Attend weekly vendor partner and stakeholder calls.
Conduct monthly reviews of utility expense management and billing, residential reimbursement, and prepare summary of findings for Accounting, Asset Management and Operations.
Compile annual budget utility resources and recommendations from all utility partners.
QUALIFICATIONS:
5 years of multi-family and commercial tenant experience
Experience with Entrata, MRI, and/or Yardi property management accounting software (preferred)
Experience with Conservice and SimpleBills Utility Management companies (preferred)
Candidate needs to be coachable, enthusiastic, flexible, display strong technical aptitude, detail oriented with strong analytical and problem-solving skills.
Experience with Microsoft Office Suite of products
