This position is responsible for supervising and managing the organization's new development and current senior living portfolio in the area of Plant Operations. The position has oversight of housekeeping, maintenance, repair, and upkeep activities of all managed communities and has oversight of all communications between community teams, the management company and others on Plant Operations activities.
Essential Functions
- Oversees the development of and builds a wide preventative maintenance program designed to keep all equipment in good working order. This includes the HVAC system, fire alarm system, emergency call system, generator, kitchen equipment, irrigation system, sprinkler system, and outside walk ways.
- Oversight of the quarterly walk-through process, including conducting walkthroughs at times, to identify areas of concern and those needing attention. Contracts with engineering vendors, making sure insurance and licenses are current.
- Ensures the team prioritizes work orders according to management company standards and resident need and will assist in determining the appropriate resources necessary to respond to each work order.
- Administers compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
- Responsible for the oversight of all plant operations activities across the company to include: interviewing, screening, checking references, hiring, evaluating, coaching, and terminating all staff within Plant Operations and Housekeeping Departments in partnership with the People Team. Responsible for quality of work in Plant Operations and New Developments across the company.
- Is accountable for the labor cost for the Department across all communities, both new development and current portfolio.
- Ensures all properties are maintained, and oversees contracts to include: landscaping, snow removal, and garbage/trash removal by staff and/or contractors as appropriate.
- Responds appropriately to emergencies by providing guidance and instruction as needed.
- Maintains office, shops, and mechanical areas within company standards.
- Develops and implements policies and procedures.
- Fosters teamwork, shows initiative in overcoming obstacles, takes action to assist others beyond job responsibilities, and has a positive impact on co-workers, residents, and visitors.
- Performs other duties as assigned or needed.
Education and Experience
Bachelor's Degree strongly preferred in Business or a field related to the position. Must have proven senior leadership experience and ability to direct and manage staff. Minimum three years' experience as a leader in maintenance/plant operations preferred. Experience with Microsoft Word and Excel preferred.
Certifications, Licenses, and other Special Requirements
Valid State Driver's License required for vehicle travel, as needed. Must meet all health requirements, including TB. Must pass criminal background check. Must have compassion for and desire to work with the elderly.
