About the Job
This General Contractor is seeking a Preconstruction Estimator with at least 5+ years of commercial GC construction (conceptual design to DD, etc) negotiated estimating experience. The Preconstruction Estimator will work primarily on negotiated commercial projects within their core markets: commercial high-rise hospitality, healthcare, multifamily and corporate/commercial office structures. The Estimator will work closely with architects, engineers, owners, and local supplier and subcontractors to execute the highest quality custom projects.

Top applicants will have the following skills:
- Taking the project from first conception & design and estimate all the way through subcontracts being awarded.
- Preparing detailed conceptual cost estimates and conceptual cost studies from schematic or feasibility-level documentation experience.
- Experience with the bidding process: soliciting bid invites, communicating with the bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
- Experience with estimating process on projects valued at $15-50 MM or more.
- Look beyond the information that has been given, to ask the right questions and work to provide a complete project cost evaluation.
- Be aggressive in providing innovative solutions to complex issues as they arise related to cost, lead-times, trade partners, and/or specified products or materials.
- Make reliable predictions as it relates to cost and be comfortable estimating across all scopes of work.
- Comfortable with full-scope estimating responsibilities when necessary.
- Be a collaborative advocate for our clients, empowering and informing them throughout the project as needed.
- Prepare detailed estimates and, as the design evolves, develop variance summaries between estimates and value engineering studies throughout.
- Assemble a complete presentation-worthy estimate package that clearly communicates project cost.
- Collaborate with project management team to establish the necessary staffing and project cost requirements.
- Have knowledge and understanding of unit costs and the factors that affect construction cost.
- Ability to prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages.
- Make subcontractor award recommendations to customer/owner and the negotiation and finalization of subcontracts with trade partners.
- Be prepared to participate and often lead the preparation and presentation of cost / budget information to the customer/owner.
- Have experience being a member of the team involved in request for proposal responses (RFP’s) and the formal presentation for a project.
- Ability to engage and develop business with new and existing customers.
- Ability to lead the preparation and presentation of cost / budget information to the customer/owner.
- Ability to lead and facilitate value engineering sessions with the project team and design team.
- Is a key participant with leadership experience involved in request for proposal responses (RFP’s) and the formal presentation for a project.
Qualifications
They are looking for someone in the Memphis market that is detail-oriented and a team player with the ability to take conceptual developments through all phases of preconstruction. They will manage multiple preconstruction/estimation tasks, produce quality estimates, and be able to meet bid/proposal deadlines for the client.
The successful candidate will possess:
- Local base of relationships for subcontractors, architects, suppliers and vendors.
- Creative and innovative approaches and solutions on a project-by-project basis.
- Proven ability for participation in team environment, with both external and internal groups.
- Proficient computer skills in Microsoft Office Suite, estimating software (Timberline or similar), take-off software (On-Screen Takeoff or similar).
- 6+ years of experience as a commercial construction estimator preferably within their core markets (referenced above).
- Bachelor’s degree preferred, but not required.
